Retail Fast vs. Fast Fast — How Quickly Can You Really Sell a House?

Published by Bryce Spraggins on

Bryce Spraggins splits "sell my house fast" into two very different questions — retail fast and fast fast — and walks through the real timeline and the real cost of each.

What This Video Covers

"Sell my house fast" is really two different questions, and the answer changes by about fifty days depending on which one you mean. Bryce splits them into retail fast and fast fast.

Fast fast is a cash sale. There is no mortgage to wait on, so the only real clock is title. Once title comes back you can close — usually three days at the bare minimum, and anything at ten days or under is considered extremely fast.

Retail fast means listing on the open market, and it carries a longer clock and a bill. A good Realtor will make you prep before you ever go live — call it two to three weeks. Then, even if you sell on opening weekend, an end buyer using a mortgage still needs roughly thirty days to close. That is about a sixty-day close from the day you decide to go, and that is with everything going right and everyone moving.

Then there is the part most sellers do not price in. Plenty of homeowners now look the value up themselves — the seller in this video has "consulted the ChatGPT" and expects that number in full. Fair enough. But between setting a list price that will actually move on a fast timeline, paying an agent, making repairs, negotiating with buyers, and covering closing costs on both sides, what you actually walk away with tends to land somewhere around ten to fifteen percent under the number the house "trades at." That is not a trick. It is the cost of turning a house into cash, the same way selling stock costs you a broker's fee.

Neither answer is the right one for everybody. The point is knowing which kind of fast you are buying before you pick a path.
